Cut and Patch Paving

When the damage is caught early enough and as long as the problem does not result from an extensive deficiency in the original balck top paving job, repairs can be made with cut and patch paving methods. The defective area is cut square beyond the damage, ripped out, regraded, and repaved with basecoat binder and bituminous asphalt topcoat. Edges of the patched pavement are emulsified to bond the new asphalt to the old. If extensive cut and patch work is needed to reclaim the parking lot, then complete repaving followed by implementation of a preventative parking lot maintenance program will prove to be the most cost effective solution.

 

Areas of closely spaced, interconnecting cracks most often occur where simple linear cracks have been neglected and not properly sealed. Water then penetrates to the base soil, which yields under the weight of passing traffic, causing more cracking. Winter freeze-thaw cycles widen the cracks, allowing in more water, and the damage progresses at an accelerating pace. Eventually the pavement breaks through completely and potholes form.

Once cut and patch repairs have been completed, sealcoating the parking surface will make the repairs virtually invisible, and will protect and beautify the asphalt for several years to come.

 

Catch Basins - Manholes
Manholes and or Catch Basins are critical water run off drainage systems. Properly designed engineered slopes and grades allow water to properly drain. Many factors lead to a damage storm drain. Slopes, grades, puddling, traffic, and sub grade shifting are all guilty of damaged storm drains.


Standard catch basin repairs or manhole remedies storm drain solutions are:


A.)
Catch basin frames are usually elevated to the proper pitch. Action is taken by excavating the sunken areas and replenishing the base by leveling and backfilling. The frame or rings will be reset to the proper height. The perimeter of the catchbasin is either made of Portland Cement or Hot Asphalt mix.

B.)
If the catch basin is severely damaged, then the perimeter will be cut and the catch basin or manhole will be excavated. The new catch basin will be installed with the necessary rings and connected to the drain system. Once replaced and properly elevated, the perimeter of the catch basin is either made of Portland Cement or Hot Asphalt mix.


Sealcoating pavements at two to three-year intervals will virtually stop solar damage to the binder material. The frequency of sealcoating can depend on the climate, salts or de-icers, and traffic wear. For that reason, sealcoating is a very cost-effective preventative maintenance measure for greatly extending the useful life of pavement. Sealcoat is a coal tar pitch or emulsion fortified with additives and sand. It resists damage from solar radiation, petroleum spills, and water penetration.
